Upon our move, my wife will leave her primary job in Hawaii and will be self employed in Washington as a Rodan and Fields Skincare rep.  

I just couldn't get used to chewing tobacco and cotton fields.

Zillow and Trulia was nice when it was free, but my last two times I've had to list and pay it only cost me 10 bucks as my field of applicants was thick and qualified.

Having said that nothing can be like playing in the field along with the others and making your hands dirty.

I've been learning and educating myself in the real estate field for about a year now.

So I am not sure how to get started in this field, does anyone have any suggestions or resources that I could start looking at?

That most likely means you're never going to make it in this field.

If I were in your position I would back out & try again in 2 weeks (odds are time will do some of the work for you, the Seller wants to sell & if your offer reflects fair market value he's going to keep fielding the same number)4a.
