Can I designate a non-spouse (business professional partner without a job) as a real estate professional within the LLC (both of us would be on the LLC) and then use this to offset my W2 taxable income?

I am clearly not reffering to professional lenders that misrepresent themselves as privte lenders) Traditional lenders just don't make 100% loans on investment properties ever and 5% in todays market is just not realistic.When you hear about zero down deals they are almost always done with some sort of creative deal structuring. 

Make sure you have your w2 job on the side for a  few years until you feel you can do RE full time!!

However, I have already found an opportunity I feel I can not pass up, even with as little knowledge and experience I have, and am looking for any and all advice and thoughts on my first move into real estate.A life long best friend of mine has been offered by a family member for $20,000 to own outright a 3.5 acre lot with a run down mobile home on it.
