I don't know the cost of things in your area but you would get the proceeds of the sale tax free from federal income tax from the primary residence exclusion.

Then home price rising again lol.What will happen for sure is there will be much less activity for real estate just like in 1979 hence the RE company would need to let go their agent.

About 10% of home sales the seller does not hire an agent.
