Make sure that you're being extra conservative in your estimates and the money still works.

Extra $$$ for heating (even if your not working on the house you want to keep it about 55 inside).

Make those extra few calls until you find someone who can do it in your timeframe.

Be EXTRA conservative with your numbers.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Have you learned exactly how much extra "oomph" to put into your houses or do you just provide the basics?  

Remember, if you have to choose between $100 in extra nightly rate or $100 in occupancy go with nightly rate. 

No extra charges to kill the rats or mosquitoes.   

So, if you’re going to go through the effort of setting up an LLC, be sure to take the extra steps to find an attorney, CPA or other professional willing to act as the agent for your LLC and allow you to use their address.
