I am in the same boat as you my friend except I am about 5 classes away from being licensed well of course passing the state and natl exam.

I have zero experience in the field except from what I hear them talk about on the pod cast but hope to learn a lot from everyone. 

Except, issue number 2:  If this is a HAFA short sale (you need to verify) it won't work. 

You'll always be a lookie loo except you'll get a reputation as a nuisance offerer.

A great time to come is during the winter (except around Christmas - very crowded) when the weather is great and the crowds are much smaller.If you want to consider this, please feel free to contact me.  

Looking for a few good General Contractors that can handle everything except for foundation.

With the exception of REIA membership fees (which I consider equal to professional association fees) most of my REI education has been free, and I've taken it slowly. 

Maybe there's some exception in CA law, but you'll likely still need an attorney to navigate this.  

Some can't balance the budget anyways.GA is mostly a NON-JUDICIAL state meaning there is a power of sale clause in the mortgage docs allowing the lender to give a default notice and demand letter followed by notice in the local legal organ (newspaper) for 4 weeks with the foreclosure date set.Judicial in GA is hardly ever used except for title clearing and other oddball issues not usually seen. 

I have fantastic tenants in there now and almost forget I have it,  except on payday!
