@Chris Martin  excellent post.. the reality this is as I stated NO warrenties and ALL risk on the buyer type of way to acquire assets. 

I currently use SimplifyEm for numbers management, EXCEL to track my monthly rents, digital files for each tenant, paper files for each property and door, Outlook for communications managment......you get what I mean!

It's all about relationships with any kind of business. 

A mortgage broker has relationships with lots of banks and might know where to go. 

I worked with Kelly at Prosper Cleveland and found her to be very savvy on the 'right' locations and excellent on the quality of renovation work. 

Everything needs to be wiped down.In my case the restoration company estimated more than the insurance company, but they have a good working relationship, so they accepted the difference without question.

Last thing I can recommend is to build better relationships with the wholesalers that are actually providing real value to you.

For example, if i was on the listing side and a tenant rep broker even asked me questions 3, 4, 7 & 8 I would know that I wasnt dealing with someone familiar with the product type and therefore what is considered "market", so i have already gained an advantage.Additionally an office broker might have a pre-existing relationship with the landlord (familiarity) or the listing agent, which makes the transaction smoother. 

I can log on through the website or the app - but I think I'm limited to just 1 mobile device.The scheduling feature is excellent. 

The best and most likely way to get these size of properties is through broker relationships.
