As a novice investor with lots of passion, determination, perseverance, open mind and a hard working ethic, I'm hoping to find a MENTOR that can show me the ropes.

Is it ethical or even a good idea to attempt to buy these properties?

I'm a 28 year old school bus driver and looking for advice on how to get started in real estate and advice on how to go about looking for a ethical and trustworthy mentor 

Currently, this is being addressed by the NAR and ethics as well as laws concerning advertising prices, leading price changes and auctions are changing.

The property is in the SLC area. my question is how can I structure this deal fairly and ethically for both of us?

There are good, ethical wholesalers, there are shady wholesalers, and there are downright sleazy ones.

But I know my areas and I like to pick the comps after seeing all the sales.There is a potential ethics issue if both buyer agent and seller agent work for the same firm and discuss the deal.

. - The lack of lead time make its nigh impossible to evaluate if you have a normal day job.I am sure there are deals that are good, and there are reps who are ethical....but by in large it does not feel like a sustainable or practice "leads funnel" for building a sustainable real estate investment business and I would rather just completely ignore the use of wholesales and create my own marketing efforts for off market deals where I CAN do the proper due diligence.Is my opinion of wholesalers as a reliable and time effective way to get investments properties while properly being able to reduce risk on point or am I missing something?

Ethics aside, you may still be obligated to pay their commission should you purchase this property.

Investor wise, this would make the most sense but ethically/morally it would be a deal breaker for me.
