Hi all,So I'm running into a good problem: I have a few SFRs that are up and running with solid cashflow and while I try not to brag, I do like talking about my successes with my friends.

A friend has a 1910 home in Oshawa and has had numerous issues.

Then a friend called me up and asked her to find a house.

We are best friends and made a commitment to never give up.

I have seen those type of minor changes before in my friend's contracts and they were not being challenged.

A friend of mentioned Florence, Alabama and I became interested in the area especially after reading David Greene’s book Long Distance Real Estate Investing and finding out that there are deals that can be made there.

Maybe see if you can make friends with a general contractor through your local real estate investment group who will walk through it with you and help you price out the expensive stuff like roof and foundation.
