I recently viewed a promotional webinar put on by Al Aiello's Renaissance Goldmine.

I tend to promote leverage as a powerful tool - nothing feels better than having tenants buy you a property over time - but using your cash flow to pay that debt off as soon as possible is definitely the best way to lower risk and increase cash flow long-term.

UPDATE:Jan 19: I signed the Property Management agreementOnce a tenant is acquired,  I will upload a comparison of the original promoted proforma & my proforma assumptions.Excited to start getting Cash Flow!!!

@David Flores, I've seen many promoting the CAR form lease agreement on here. 

The tax code is designed to promote economic activity and transactions that generate exponential income for many parties. 

I want to develop residential property here that promotes current best practices, such as green building, and eschews the ubiquitous boiler-plate suburban home tropes that are rubber-stamped throughout the country.

Each tenant can offer incentives as they wish for entice donors to come..

this post is not promoting them i'm legitimately an aspiring wholesaler considering using them.
