Keep in mind, that when you invest in real estate from a retirement account, that you can not be personally actively engaged in the business - ie: you can't self-manage, you can't spend money on repairs from your personal funds (must be from the same IRA; you can't hire contractors.

IMO, if you are looking to maximize your ROI, don’t mind being engaged when needed and have some flexibility to put out the occasional fire as @Justin Anderson describes above then the returns can be well worth the extra time.

Oftentimes experienced investors have been in the game so long that they forget what exactly newbies struggle with the most and where to dive into further details without glossing over what may seem trivial to them (but not the readers).I would also want to reward these experienced investors with sharing their time and stories with an engaged audience by providing them a platform to share a particular CTA: whether you have a helpful newsletter, YouTube channel, or looking for leads in a particular area, you sharing your story is also a means to connect with readers in a mutually beneficial way, more than BiggerPockets alone would offer.

Here's the pertinent info (and yes, we're trying to engage an attorney but they all seem to be booked up in San Diego):- Property has changed hands a couple times in the last few years, so paperwork/leases etc are a complete disaster- Tenant is currently of the opinion that his lease doesn't actually hold him to anything (ex: he clogged his shower and sink drain, we had a plumber fix it, he claims "I'm section 8, I don't pay for anything" and then got hostile and incoherent via email + voicemail about it when we sent him the invoice)- His old lease had no mention of it being a non-smoking unit, so he's smoked for years in it and the damage to the unit is going to require a complete gutting. - He's currently well below market rent for the property, but last owner was a big company and they maxed out his rent increase at 10% last March 2021.
