On paper it looks like a decent deal and would cashflow very well without leverage and then very little depending on the level of leverage against it.This week as I was looking at other properties in the area I found a sudden glut of rental properties in this town.

My opinion:A C corp is definitely more appropriate for an enterprise level company with multiple shareholders, executives, a board of directors, etc...

I like sperling but not sure how reliable it is at the zip level.

That guy seems like he has got a lot of energy by looking at the website for podcast and such. just by looking at it for minute, he is going way deeper in the weeds with it than I ever want to go.. plus I am not at all interested in assisting peoples living.

Bottom line - its kind of a street rat culture, lots of low-level hustler types who like to post checks to their social media, rent flashy apartments, and other silly stuff, but the good ones do well.  

If you were to study their cells at the molecular level with a electron microscope you would see miniature piles of beer cans ,random trash and tiny junk cars in their nucleus.

I've heard that sometimes units are painted over and so there is residual amounts that need to be remediated but when the crews start cleaning the levels get worse and it becomes a full gut instead of just a cleaning.
