Your house is going to sell for or rent for at market rate, whatever that is.However, some nice upgrades make it a lot quicker to sell and quicker to rent.There are cosmetic things to do to a house to dress it up that don't cost a ton of money.

Since there aren't many comps, I'm leaning to the conservative side and saying that the house would sell for $425k.The house is owned by the original owners and NOTHING has been upgraded since 1972!

There are two section 8 tenants, one paying $600 and another paying $500 (not sure why different, but that should give a better idea of market rent)* Price is $27K/unit; will offer $25K and might settle at $26K* Buildings are in nice shape; built in '72, seller has upgraded alot of mechanicals in past few years.* If I can move average rents to $500-550 range, in my market I believe this will add at least $100K to value.

Also, what exactly happens with the depreciation when you go to sell those properties later on... and what if you do a 1031 exchange to upgrade say from several SFR's to an apartment building?
