So, you need either a short-sale savvy buyer or you need to get educated double-pronto and pull the numbers together so a buyer won't be coming in cold.If the offer the seller got was simply rejected as "too low" with no counter, that shows some short-sale savvy was missing.

But with the current selling price, it just doesn't cashflow unless you double the rents, which is not even possible due to our regulations.
