Basically itemize income (rent), expenses (repairs, utilities, cleaning, etc), and show that deposits are set to the side, just these most basic of basic features.I don't use turbo tax so I'm not concerned about that feature.

This is not sub2.The point of this thread is that doing a wrap loan now requires lender consent, so you better understand the lender's position on wraps before you design an investment strategy around it.

So it's not designed to KEEP a balance on it....which again, is why it's great for people who flip.

Create a radius or a corridor that you become familiar with, or choose 2-3 if you find that your area does not have enough multi-familys.Become familiar with the market rate for multi-familys in those areas and start to identify the prices in relation to features of the properties - you will soon start to see a pattern emerging.
