The longer the economic period the more comprehensive the valuation can be and probably should include the future sale or disposable or even a salvage value being brought back the the present value together with the stream of income.You will need to construct pro-forma statements building your best estimation of income and expenses for a vacant property where actual numbers may not be available.

The BP calculator is by far the most comprehensive but being able to analyze a deal based on profit we get, vs what we put in, would be more helpful.

I also don't accept a app fee because they pay the service directly and only serious applicants will pay for this.I've used both and smartmove reports are a bit more detailed, but both are fairly comprehensive and useful.

Monthly subscription to something.I'd start by going to your local sale....network there.....you can pick the professionals from the amateurs.Take the professionals to lunch after the sale.....Some of the national guys I have run across, give a broad overview, and really don't know enough about the specifics of any one state to be of much use.

-Read rich dad poor dad to get a good investing mindset-Read the abcs of real estate investing and the advance guide to real estate investing by Ken McElroy to further add some tools and concepts to your tool bag-I just got a credit card to build my credit, just something to think about-Being frugal and saving as much money as possible to invest (again just what I recommend there are different ways into real estate)- Lastly just surround yourself with like minded people and network with people who are where you want to be and see what you can do to help them so they will want to help you in return.Long post but hopefully this helps, anyone feel free to fill in any gaps or add on being this was a pretty general overview!
