I have mainly focused my job search on Assistant Property/Project manager roles as I believe those would best fit my current skillset and experiences. 

My attorney says this is a common tactic to buy herself some more time.

Like common maintenance, maintenance requests paperwork, etc. 

I've heard of people using classes for each property/tenant, but I've also heard of people using customers or jobs for each property/tenant.

you could look out of state but I feel it’s risky especially being new. try to find something 30 mins out from where you are located, small cit/village/township etc. it’s expensive in my city (cincinnati) but i found something right/just under my price point. it’s a 38 min drive from my job but it is mines :) 

It is very difficult if you have a W-2 job and for the IRS to consider you as a real estate professional.
