(also, fear of litigation has about zero affect on me anymore, so I'm probably a little aggressive in terms of papering over every detail :) ) A consultation and longer contract, if nothing else, would educate a newer investor on the law and how things are done in the local area.

I would have an civil engineer look at it right away since it just happened so that you have another party to verify what happened and take tons of pictures.It is going to cost the contractor time and money to fix it but he should if he caused the damage.

I was a prosper.com lender until the NC DOJ instituted a cease and desist order that mirrored the federal order (see http://www.sec.gov/litigation/admin/2008/33-8984.pdf) They now meet SEC requirements, but the NC order is still in place.

Civil rights lawyers or fair housing groups will often take cases in borderline situations like this assuming that they will be able to find more evidence of bad behavior as the case goes on.Edit: craigslist probably flagged no pets as they have a dog/cat button on the post that you check or not.
