@Nathaniel Dean Morrisonthis question seems to be getting asked multiple times a day in the forums.if you're asking: should you use a HELOC to buy an investment property, because you don't have any actual cash? 

My original plan was to cash out refinance at the end of the project but we need additional funds to finish like I previously stated.

Lots of townhouses popping up.but don't have a ton of reachable cash. 

Although we weren’t changing the exterior, we were asked to provide a survey of our property, elevation drawings, stamped FAR calculations, and sat in front of the city councils to obtain an approval (the special permit).

This offer would not seem attractive to middle America because it is not cash flowing as much but I would say this property will conservatively appreciate 5%+ per year.

It only states that "reasonable amounts" of "air-conditioning or cooling, where such units are installed and offered" must be provided (ARS 33-163).

if you will be living in part of it, then it is unlikely to cash flow; however, your living expenses should be lower as they are being subsidized by the tenant(s).
