That indeed occurred so regardless of who holds what I have a financial interest and still hold one the 2nd mortgage entirely as well as the 1st mortgage since you defaulted immediately once I sold the note.

Many of the Agents I work with will have the Seller disclose past defects (leaky roof) and that the Seller has (a) made repairs and (b) no new leaks have occurred since the repairs.I believe they do this because even though the Seller "said" the defect was repaired, the Agent doesn't really know that to absolutely true.

So evictions in this state occur less than virtually any other state for both the reason that the tenant does not want an eviction on their history and because the LL does not want the hassle of an eviction.

It also means you should not have submitted an offer until you had these documents and of course have read them.You would have also received and Addendum to the Contract - Comprehensive Rider To The Residential Contract For Sale And Purchase - Part A of the disclosure states: IF THE DISCLOSURE SUMMARY REQUIRED BY SECTION 720.401, FLORIDA STATUTES, HAS NOT BEEN PROVIDED TO THE PROSPECTIVE PURCHASER BEFORE EXECUTING THIS CONTRACT FOR SALE, THIS CONTRACT IS VOIDABLE BY THE BUYER BY DELIVERING TO THE SELLER OR SELLER'S AGENT OR REPRESENTATIVE WRITTEN NOTICE OF THE BUYER'S INTENTION TO CANCEL WITHIN 3 DAYS AFTER RECEIPT OF THE DISCLOSURE SUMMARY OR PRIOR TO CLOSING, WHICHEVER OCCURS FIRST.
