@Jeremy Hawkinson Yeah, unfortunately there are many people out there who view it that way which is what makes it so challenging to find reliable people to invest with that you can trust. 

From their view, this is 5 rentals that you wholly own - the properties as a separate entities is disregarded, you are essentially moving money from one pocket to the other.If each of these rentals is in it's own LLC and this is for liability protection... 

But upfront a basic view of the regular economic cycle: This total cycle covers 100 years.

(We have since gotten some of the work done, for significantly less than what their contractors would have charged due to differences in scope of work.)Anyways, our realtor thinks we may need to lower our price if we don't get any viewings this weekend, which we are willing to do, to a point.

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool), automated maintenance tracking is key (and having everything in one spot makes a world of difference when it comes time to have a contractor come in and make a repair).

Right now, this location is cheap, but it has very good mountain views and you are seeing business interests move in that would suggest more money is coming (aka, Starbucks.)
