In other words, I could potentially buy each unit right now, lease it back to the MDs until their desired retirement date, and then replace them with new tenants.My exit strategy in 3-5 years is to invest some money into cosmetic upgrades to couple of condos and building exterior, put a prominent sign to advertise the tenant businesses, have stable tenants in all condos and then sell the entire building for a profit.To start with, I need to know three things:(1) Does ownership of each condo in the building give me automatic ownership of the building and surrounding areas?

For future reference though I do know that some commercial insurance policies (like the one I have with American Modern) will automatically cover new acquisitions for up to 30 days.You can just call up and get a proper policy written up after you buy the property.

I'm not sure about the data, but a guy on tik tok that I watch puts a "deed in lieu of foreclosure" clause in his seller financing deals - to be fair I know nothing about this, but he says that it is a document that states that if the buyer misses a payment by 30 days, the deed will automatically be transferred back to the seller.
