Hello, @Eli M. have you attended the free Section 8 seminar and the subsequent Section 8 certification course for landlords? 

I suggest reaching out to any experienced REI folks in your area and find an active REI investment group and attend.

I will be attending the GoREIA event tonight myself.

Some of the repairs were very silly:-A strip of wood on the exterior laundry door isn't painted and she says it needs to be fixed-The fridge ice maker doesn't work and she was told this when she inspected and now 6 months later she's demanding it produce ice-They have mice and want me to exterminate although it's a SFRI provided 48 hours written notice we would be attending to repairs.I arrived at the appointment time with 2 contractors to get everything done.

Try to attend one of the local BP meet ups in the upcoming months - there is a great group of BPer's based out of the Bay Area.

My time with my daughter (6) is precious to me and I try not to miss any event she's involved in.  

Is there a meetup in your area that you can attend too?

In the event the tenant sues me, the attorney would defend me.
