Like anything else in retail, the reputation of a product takes a long time to establish, it may not take as long to kill a reputation but many retailers ride on the coat tails of their past reputation a long time before the public realizes quality has dropped. 

If you really must have an animal then I suggest you go and find another apartment.

Reed's books can be very technical but, I love the fact that he does not sugar-coat his information just to get your money.

That's an animal that really doesn't exist in my town.

That's a completely different animal than a duplex/ triplex/ quad in terms of financing, insurance, maintenance, etc.

When the framing and sheetrock were installed all the cinder block was quad coated (four layers) with 'Dry Lock'.

It should depend on the location (better locations would have lower IRRs) and the amount of risk in the deal (major rehabs would have higher risk and thus higher IRR than a coat of paint flip).
