Once you become an Agent (for the purpose of advertising your services so sellers use you for their listings) you will be ethically bound to act in the Sellers best interest, which means if a motivated Seller comes to you because you are an Agent and your own list of buyers might want to pounce on a deal you find, you HAVE TO directly put that Seller in contact with your buyer, and your fee is ONLY the normal Agent closing fee ie.

Sam & Heather Jones While your tenant is contractually obligated to pay rent through to the end of the lease, what we do in your situation is work with the tenant to start advertising and showing the unit as soon as possible .... this includes coming in to affect the repairs we can with the Tenant still in the unit.

Curious for more info about the SnoCo meetup, I am in Lynnwood but work in Downtown Seattle - so the only meetings I can usually make are on the weekends as commuting during the week to Bellevue or somewhere at 6pm can be horrific.I am planning to start a direct mail campaign in a specific area, focusing mainly on properties that have 60%+ equity.

Use www.postlets.com to advertise and then vet tenants by going to BP resources and use the tenant screening provided.Most important to contact prior landlords personally as they really can give you the best info on prospective tenants.This whole process doesn't take much time and I would rather take the responsibility of tenant screening than to abdicate what should be your responsibility.It's not like rental agency is going to give back fee if you get a horrible tenant who stops paying and needs to be evicted so might as well do it yourself.

When it comes to residential (1-4 units) and small multi-family (5-10) we typically purchase distressed properties and perform a deep energy retrofit, with the result being units which operate 40 - 75% more energy efficient following the retrofit.While this does not necessarily increase the rent we can command, it has proved to decrease our turnover and vacancy - tenants stay longer and, when they leave, we often have word-of-mouth applicants before the unit becomes vacant ... just last month we had 5 inquiries and 3-applicants on a property we had yet to advertise.
