Maybe it’s because it’s still technically Los Angeles County, but it’s way out in the boonies.

I recently decided to review the County Assessor's assessed values for all of my properties to make sure I wasn't grossly overpaying in property taxes for any of them.

Nate Smith - why not visit your local county recorder's office (and neighboring ones as well, if needed) and see if they've issued any other loans (via mortgages they've received from borrowers) in your area.

Your county records should show chain of title and recorded easements.

I can tell you right now that having direct MLS access in FL is a HUGE advantage over the work I do in GA, the counties i don't have direct MLS access to in FL I see the drawbacks very clearly.

Also have him look for federal IRS tax liens in the county in question.
