I think the tenant will appreciate not having condensation in the winter and not mind the temporary disruption.I'm not about the paybak period in Illinois for solar hot water and solar PV but might be worth looking into.

I use an equity line of credit and if the property costs more than I have available then I have a local bank that will do temporary interest only financing that I use to get into the home.
