Make sure drawers and doors have a soft close feature as this will also increase the lifetime that the cabinets will last (in addition to protecting kids fingers)Lastly I would splurge a bit on the back splash.

What I would ask this soft-hearted landlord/seller for is a notice of intent to enter if the tenant won't show the house willingly.

This is the price she would apply for a mortgage for, if she'll get a mortgage, otherwise, we'll continue to rent it to her.We placed an offer Friday evening for $162,500 (asking price) and it was accepted last Saturday morning and since we already have a mortgage pre-approval, our realtor suggested to have 2 business days to arrange for mortgage financing with the bank.Early monday morning, I sat in my car to wait for the bank to open; I didn't know what time.

That said, any day-over-day change in rates would be seen in the form of closing costs as opposed to the contract rate itself.There was no significant theme in markets today as there were no significant economic releases.The most notable motivation was the sharp drop in oil prices after an inventory report this morning.
