The money this person is going to lose trying to flip a house in a questionable buy and hold area will pale in comparison to the commission that would have been paid to get a quality cash flowing property in a decent location.Have you identified any areas of interest?

My point is that if you go at a slower rate & aim more for quality, you'll wake up one day with a portfolio you'll enjoy rather than a headache. 

Rehabs need to be efficient; quick time table, stay on budget and high quality workmanship.

I think I would be more comfortable buying my first property in an area where I could have high-quality tenants anyways, & I know that specific town is in pretty bad shape.Regardless, since I posted this yesterday that specific listing I was talking about has been taken down.

Don’t just pick the cheapest bid get someone who will do quality work and has a good track record.

Be confident you can get high quality tenants that are less likely to file one on you which is usually determined by asset quality. 

And you will have better quality tenants and predictable income eventually when you need it.
