Great place for cash flow if you're willing to acknowledge that you may be unable to exit the investment for any premium.

In short, do you work better in groups or more directly with one other person in counsel?

If it falls short you might have to put in expensive  upgrades for them.With national tenants you have to analyze what you are getting versus what you are giving up in return to see if it is worth it or not.

These units have to be rented with good ROISorry for short notice, will need a good agent as well.ThxI want to buy and hold 4 Multi units in Phoenix Arizona.

There may also be a “Buyers Premium” associated with the auction - generally another 5% that you have to pay based upon your Winning Bid...so again, if your margin is thin, be aware.  

The premium looks lite to me.I'd firm up that estimate.
