I find it is a lot easier to find individuals with money to lend than competent rehabbers who can deliver a quality rehab on budget.If I could verify this guy is legit, can deliver the product, if I could get 10-12% return on the money before profit split.

This has been my personal issue these last couple months, learning about what is really going on with lenders and knowing what actual products are out there rather than just taking every lender on their opinion or word about what I can or cannot do.I thought conventional loans were the same for anything 1-4 units but each lender I spoke with (over 15) said that it is not the same terms (5%) for a 3 or 4 unit with conventional loans.
