Anywho, all those questions being answered may get you closer to your ultimate conclusion, but the important thing is that your doing all this inventory and deliberation with your $ safe for now and waiting for the best scenario to present itself.

I don't think I will be able to get any houses once they hit the MLS, since inventory is so low and houses are selling quick.Besides trying to find houses BEFORE they hit the MLS, how can I compete with buyers who seem to have boatloads of cash?

I find it so hard to find good buys through short sales...so many realtors in my market are flipping homes right now but there's still a huge market for it based on the lack of inventory and the quality of homes for sale.So again, what MLS reports and data did you run to find your target neighborhood and such a great diamond in the ruff.By the way, the that incentive on forgoing commission to motivate the listing...genius
