@Theresa Harris unfortunately I'm already at the lowest price points in my market and that's part of the issue because even the lowest priced homes that need a good amount of cosmetic rehab (10-15k) are still going way over the asking price.

Some crusty old landlord told me back in 2002 when I first got into this racket, that to achieve financial freedom all I had to do was figure out how much I needed to survive every month, then get that in net income from rentals.
