If you're unable to move into a property like that, then you shouldn't bother looking into the PMI for the low downpayment and just focus your efforts into buying an investment property with 20% down.Q2: Yup, as George mentioned, the book on Estimating Rehab Costs (found in the Bookstore section of this site) will help you.Q3: Yes you should start analyzing deals but keep in mind that you don't necessarily need to use the BP calculator to analyze deals.

He'd need to run his own numbers to tell me if this is true but my assumption and belief was that getting half the profit on a good flip will net him a larger margin on his efforts than he's normally getting on projects in which he has no vested interest, and for which he went through a competitive bidding process.
