I had some international people stay in my place for 2 months. 

It should specify ownership, control, and how internal disputes will be handled. 

The ordinances I've seen specify a limit of 3 unrelated people total, such as a husband, wife and international travel student; not 2 students!

So my advice would be to compare all investment opportunities on math measures like Cash on Cash return and Internal Rate of Return not on whether they are a 'business' or 'real estate'.To explain this way better than I ever could I'd recommend you read (or better yet listen to while riding a motorcycle) 'Am I being to Subtle?'

Bank money... internal cash  investors cash  HML  ( when I am at limit of my bank lending).. we do it all.as for finding your buyers.. one great place to start is to simply start attending your Trustee's sales.. its all public notice you will see the criers selling off property. .you will see folks walking up and qualifying their funds IE presenting cashiers checks for hundreds if not millions of dollars..
