The message you want to send to potential sellers is different than you want for buyers or professionals like bankers. 

A mortgage banker is the direct link to lending more funds.

Finding that bookkeeper is part of your team, just like your contractors, bankers, etc.

So, what I've been told by multiple people including my banker and mortgage broker.

After crunching my numbers with my banker, I have decided to step back and look at possibly doing a small mobile home park with new trailers and pads.

How is your relationship with profession resources now (bankers, realtors, insurance, property managers, etc)?  

One of the things I try to do Is leverage relationships with realtors, contractors, bankers etc.

I don't see the FTB pursuing foreign LLC's owning foreign assets (outside of CA = foreign) just because one of the members is from CA.The bank accounts can be tricky, we had to develop relationships with bankers to refer clients to.
