Here on BP or other places where there are larger players you can do both - Most will say buy as a package or buy singles if they are doing both.If your using CL or some other way I would do it individually as you will get more buyers that way....then you can cross sell if they don't like the one they called on.

another option is to look at c/d neighborhoods here. they cashflow just as well as the midwest and they appreciate more, but they do come with more work.

I believe the majority of people have been taught how to buy liabilities, but in reality we should be purchasing assets to pay for those liabilities. what they dont tell you in school, a mortgage that you keep for 10 years is actually equal to 12% CD net after tax :-)this why as long as I'm working, I would have as many mortgage as possible no matter what to the max DTI allowed.but this is our biggest sekret :) lol
