I still play there my self and see a strong demand for the turnkey product (just not worth it for me).

We love Austin and tend to head that way to play, but we live in North Dallas. 

Be an employee of the owner working on a salary with NO bonuses or commissions.You don't mention what this girl's legal setup is, but you don't want to get in bed with someone just because the tenants love her - the nightmare will end up blowing up in YOUR face, not hers if she does something even mildly incorrect (read ILLEGAL!).

You can self-direct them without a problem but it's good to know about all of your distribution options and think about how RMDs will play a role in your investment strategies. 1.

Seems like I will have to try and find a different way to play the system haha. 

I'm playing catch-up now, but I think REI might be a good way to make up some ground.

Depending on the size of the deal that wholesale fee may be nice enough to just cut and run and play in your own backyard like Steve said.

Double bonus if you can find another applicant who is objectively better qualified.

I have the conviction and drive to make big plays, but seek a mentor to help me learn the game as soon as possible.
