Find the nearest Real Estate Investors Association (REIA) and network to find out some reputable contractors who do rehabs for investors.  

I know all talents associated with flipping will come with experience (which I have none).

I probably should've added that I went through IAR (Illinois Association of Realtors) for mine.

Condos will have high monthly association fees and you want to make sure you are accounting for insurance, vacancies, repairs, etc.
