They pay $300K for a 3bed where they are and rent for $2200/mo, we pay $65K for a quality B class property and rent for $850-995 with rehab complete and management in place to make it hands off and as easy as buying a mutual fund, with far better control and performance.  

In my neighborhood a 2/1/2 goes for 1,100, a 3/2/2 is 1,200, and a 4/2.5/2 is 1,300.

You need to locate those properties in a populated city with diversification and a growing population.

Fairly easy to install but special saw blades needed and a $10 tool for edges.

At 25% down you are looking at a 32K house and a $24K loan.
