I like the functionality a lot but it seems that once a month there's a new bug to contend with that's eating into my time.

Can anyone suggest new emerging markets.

I do think you are morally obligated to give the tenant a heads up of what's coming and sufficient time to find a new place if they can't afford what the new rent will be.

I probably have 150k equity at this point)- A SF rental with ~150k equity, no HELOCThe new property will probably need to sit for 6-12 months while I renovate.

The real savings and benefits come when you're purchasing an existing LLC or corporation that already holds the property, rather than forming a new entity and buying the property directly.

Needs new roof. 

We are new to investing, we would like to live in one unit and rent out the other three however I haven’t seen any four Plex for sale in the area and one really awful duplex.

Especially with the microchip plants moving into Central New York State.
