I definitely think the risk of not buying is the biggest reason I am looking into this now, I think balancing the risk of buying (potential for a crash or for negative cash flow) with the risk of not buying (missing out on major market wins, being tied to rapidly rising rents) is going to be the big thing for me.

Lents hasn't followed the same narrative as other neighborhood that have rapidly gentrified, but by my math, it's had steady appreciation in its existing housing stock, as well as steady investment in renovation of individual properties.

My pros on this property: I personally like the home (as I should since this will at least temporarily be my primary residence), It offers me some personal advantages as far as location to various amenities (including my job), I'm in a market (Atlanta) that is growing in value very rapidly, so I believe its somewhat safe to say I shouldn't anticipate losing money (although I recognize a market crash can happen anywhere), did I mention ridiculously good location?
