They made a combined income of $6,000 which met my requirement, but what happens if the primary bread-winner gets tired of the free-loading friends and decides to leave?

leave it entirely open and put two storage lockers (more expensive)I looked into creating a garden apartment but it would require rezoning and ordinances issues that may not make it worth it currently.Anyone have any ideas on how to utilize this wasted space?

Also be sure to ask if there are hidden fees for things such as overages, appliance disposal fees, or hazardous waste fees. 

When can they stop wasting money on postage?

I spent 12 month researching, reading, analyzing, going to seminars and even paying for a mentor, which I do not entirely feel like was a waste but I do not recommend it unless you really know what you are doing.

We hired a terrible crooked contractor who did an awful job, didn't submit permits, and we need to fix a bunch of structure stuff now after he cut into a load bearing wall. 

Whenever we sell something we put clauses like this in because nothing is worse than wasting 30-45 days with a buyer only to have it fall through.

We've had people send us chocolate-covered cherries, popcorn, cookies, and more, and while we love that gesture, most of us are on a diet and it ultimately goes to waste, ha!

As a borrower mine would be, 1) upfront fee (and whether or not it's refundable and in what circumstances), 2) that i'm not giving sensitive information to a suspect party, 3) that we actually close and my time isn't wasted, 4) that I understand all the terms and conditions of underwriting and the Mortgage/Deed of Trust and Note, 5) Costs to close, and 6) in the lender's experience what are some things that can kill a loan (appraisal coming in at a certain % lower than projected, credit score falling to a certain number, etc etc). 

At this property the dues include water, waste, outside maintenance (lawn, roof, paint, stucco, deck, gutters, snow removal etc).
