Looking for areas to focus my search and don't have great handle on areas in high demand.    

I think for the time being, I’ll focus on out of state to gain some experience.

Your situation may be different from mine where you may or may not be able to househack like what I'm doing, but I found that I was able to find a lot more properties to work with once I shifted my focus from trying to make money on my first deal to gaining experience.     

We're in the middle of a remodel on the apartments which is where our attention has been focused.

I know this site mainly focuses on how to buy investment properties, but I thought I would touch on a subject that may help someone down the road avoid a potentially expensive pitfall through the proper insurance coverage.

After all the sole focus is collect your rent so who cares if this does actually exist and could do harm both mentality and physically.

As a newbie I would focus on getting a property before establishing my asset protection strategy.
