My goal is to obtain 2 more cash flowing properties in the near future.

I plan to buy a house, hire a contractor to make it livable, then live there for the foreseeable future.

The park should make money but we just have different opinions on whether or not it's a solid investment for our team and the future.

Get a house inspection to determine what capex might be in the future. 

But make sure you are also setting some money aside for the future big items like roof, HVAC, water heater, siding, plumbing, etc...

All the negatives you mentioned are a big red flag for me plus I personally see that at $350 a month, its hard to make enough reserves for future capex (per unit).

My overall goal is to gain enough capital from wholesaling and eventually move to "house-hacking" before my senior year arises and become a buy and hold investor with multi-Families, Commercial Properties, and sharpen my creative real estate exit strategies like subject-to, and eventually doing 1031 exchanges on future properties I own.

And you'd have another cash flowing property with equity gains (hopefully) that would most likely outpace your future gains in the TSP. 

These would be lower cap rates and really no opportunity to improve, add value and pull cash out - not in the near future at least.My guess is that over half the multifamily being purchased is happening in one of these two categories.

A phrase I like to think about is "The time will pass regardless.." because it reminds me that the goals that I set for myself that seem far in the future will come in time no mater what.
