It doesn't bother me to expand my criteria as long as it has strong rental market and decent PM companies that service those areas.

We are a full service management company and currently vendor out all day-to-day maintenance to a small contractor who handles the majority of our maintenance full time (3 maintenance techs). 

You personally are not allowed to provide any service or anything of value to the IRA.

@Chris ChantavongAs noted above , for sale by owner is one way to go.If you want to get maximum exposure without paying much % fees to agents you ahould consider a "flat fee MLS listing" service

i find the service folks with families to be a bit more stable and return the homes in better shape than the single folks but that of course is not a universal there is always an exception to that.
