You file the deed for that loan at the county courthouse.

Then when you are secure you could maybe start investing.

This will cover you legally if they decide to come back to you to try and recover the Security Deposit.

I like Kansas Secured Title.

Many states are very strict about security deposits, sometimes with triple damages.
