Has anyone heard of single soldiers going this route to get started in real estate?

They generally won't charge you for the initial phone call and they could create a fillable, conforming lease pdf that could be re-used over and over again for all of your properties.I went this route in Nebraska where my first rental is located. 

That said if you are looking here there is the historic route 66 that goes right through downtown that I know people love to drive.

I never really considered going the seller financing route, and know little about it, but it does seem to offer some good benefits to all involved.

This will give you some parameters in determining what properties you should make offers on.Of course a not so often spoke route is that you become the bank.
