B and C properties are safer, you can still generate great COC returns without all of the headache and you can spend all of the extra time finding more!

We are primarily looking at B and C class neighborhoods. 

For the contractor having to work around you in the middle of the project doing the sheet rock would be a pain. 

my general high-level thoughts would be to buy for cashflow and see appreciation as just a bonus, and also to focus on B and C-class assets that will tend to have higher occupancy during a recession.

I've been monitoring the Dallas area for the last few weeks now (anything south of 635, Irving is as far West as I've searched, White Rock Lake is as far East as I've searched, Oakcliff is as far South as I've searched). 

Also, I really like B and C property.
