2019 Cash Flow Market Research

Hello all,

My partner and I are currently investing in the Raleigh Durham area.  With where we are in the market cycle, we have been finding it more and more difficult to locate properties that meet our numbers.

We are looking for cash flowing properties that will ROI at least 9-10% with an initial investment of up to $280,000. Given that we are still new investors, we are focused on properties that will not require too many major renovations. We are primarily looking at B and C class neighborhoods. I know that this is not a new subject but I would definitely appreciate any recent insights on markets that would be worth researching further.

Kansas City and Memphis are two of the cities that are frequently mentioned.  If anyone in these markets is able to provide some perspective on investing there it would be greatly appreciated.  We're open to new ideas and any networking opportunities as well.  Thank you so much!
