@Dan Heuschele That sounds like it was a nightmare, but I totally understand and accept that delays/extra costs/pure stupidity on my part/less discounts not being a GC are all risks taken on.

I agree with @Greg Dickerson Self Storage is a great niche, but it isn't a pure RE play; it has RE aspects, but also traditional business aspects too, such as employees and marketing,  that aren't seen in more traditional RE investments. 

You took no action to gain that equity, it was pure luck with a crazy market and some of it may disappear.

Yes - you are a perfect example of someone who is a great fit for a non-QM loan - they are similar to conventional lenders but have various options for income/DTI besides pure W2 including looking at your assets, bank statements, etc.

Mine is battery powered, I set it myself for every guest and it has a backup key in a lock box.
